How does the Swedish mortgage (bolån) system work?

Swedish mortgages have several distinctive features compared to other countries: variable rates dominate — unlike the US (where 30-year fixed rates are standard), most Swedish mortgages use variable rates (rörlig ränta) or short-term fixed periods (bunden ränta) of 1–5 years. About 70% of Swedish mortgage holders have variable or short-fixed-period rates, making household finances more sensitive to central bank rate changes. Maximum loan-to-value: 85% — Swedish financial regulations (set by Finansinspektionen) cap mortgages at 85% of the property's market value. The remaining 15% must come from savings (or sometimes a personal loan at higher rates). Amortization requirements: borrowers with LTV above 70% must amortize at least 2% of the loan annually. For LTV 50–70%: at least 1% annually. Below 50%: no mandatory amortization (though voluntary payments are possible). Additionally, borrowers with debt exceeding 4.5× gross annual income must amortize an extra 1%. Interest deduction: Sweden allows a 30% tax deduction on mortgage interest payments up to 100,000 SEK per person (and 21% on amounts exceeding that), which effectively reduces the cost of borrowing. For a couple: the first 200,000 SEK of combined interest gets the 30% deduction. This tax incentive, combined with historically low rates, encouraged high household debt levels — Swedish household debt reached ~200% of disposable income by the 2020s, among the highest in Europe.

How are Swedish mortgage interest rates determined and what affects affordability?

Swedish mortgage rates are influenced by: the Riksbank policy rate (styrränta) — the central bank's key interest rate, which sets the floor for borrowing costs. After years near zero or negative, rates rose significantly in 2022–2023 as the Riksbank fought inflation. Variable mortgage rates closely track the policy rate with a markup of 1–2 percentage points. Covered bond market — Swedish banks fund most mortgages by issuing covered bonds (säkerställda obligationer). The yield on these bonds determines the banks' funding cost, which is passed to borrowers. Competition between banks — Sweden's mortgage market is dominated by four major banks (SEB, Handelsbanken, Nordea, Swedbank) plus niche lenders (SBAB, Länsförsäkringar). Rate shopping (and using comparison services like Compricer or Lendo) can save 0.2–0.5 percentage points. Affordability calculation (kalkylränta): banks stress-test affordability at a buffer rate typically 6–7% (regardless of the actual rate offered), ensuring borrowers can handle significant rate increases. This means the maximum loan amount is based on your ability to pay at a much higher rate than you'll initially face. Monthly cost components: interest payments + mandatory amortization + housing association fees (avgift, for apartments in bostadsrättsföreningar) + property tax (fastighetsavgift, capped at ~8,500 SEK/year for houses). For apartments: the avgift covers building maintenance, heating, water, and sometimes internet — but varies enormously (2,000–8,000+ SEK/month). A low avgift can make a higher purchase price more affordable overall.

What is the typical amortization period for a Swedish mortgage?

The typical amortization period for a Swedish mortgage can range from 50 to 100 years, with some mortgages allowing for repayment over a period of up to 120 years. For example, if a borrower takes out a 2 million SEK mortgage with a 2% interest rate and a 50-year amortization period, their monthly repayment would be approximately 3,900 SEK. It's worth noting that borrowers can often choose to repay their mortgage more quickly, reducing the overall interest paid. This can be achieved by making extra payments or switching to a shorter amortization period.

How does the Swedish tax authority treat mortgage interest payments for tax purposes?

In Sweden, mortgage interest payments are tax-deductible, which can help reduce a borrower's taxable income. For example, if a borrower pays 20,000 SEK in mortgage interest per year and is taxed at a rate of 32%, they would be eligible for a tax deduction of 6,400 SEK (20,000 SEK x 0.32). This can help reduce the borrower's tax liability and increase their disposable income. To qualify for this tax deduction, borrowers must submit their mortgage interest payments to the Swedish tax authority as part of their annual tax return.

Can foreign residents obtain a Swedish mortgage, and what are the requirements?

Yes, foreign residents can obtain a Swedish mortgage, but the requirements may be more stringent than for Swedish citizens. Typically, foreign residents will need to provide proof of income, employment, and creditworthiness, as well as a minimum deposit of 15-20% of the purchase price. For example, a foreign resident purchasing a 1.5 million SEK property may need to provide a deposit of 225,000 SEK (15% of the purchase price) and demonstrate a stable income of at least 400,000 SEK per year. Additionally, foreign residents may need to obtain a residence permit or other documentation to qualify for a Swedish mortgage.
